What is the new form?

What does the form offer?
The main words to focus on are “Limited Exposure.” This form grants an agent and their clients the choice to NOT to syndicate their Coming Soon listing to IDX, but does allow it to be marketed on a broker-directed website and/or social media channels.
Is there a new listing status now?
No. This form only provides a new, different option for marketing Coming Soon listings.
Does this form replace the “Seller Instruction to Place Listing into CRMLS Coming Soon Status” form?
No, the “Seller Instruction to Place Listing into CRMLS Coming Soon Status” form is required for all Coming Soon listings, regardless of exposure.
If my seller wants to limit exposure, do I only need to use the new form?
No, the “Seller’s Instructions for Limited Exposure in Coming Soon Status” does not replace the “Seller Instruction to Place Listing into CRMLS Coming Soon Status” form. Both are required to limit exposure.
How have Coming Soon listings been allowed to be marketed up until this point?
Coming Soon listings are distributed via IDX feeds by default.
How do I prevent a Coming Soon listing from being distributed to IDX feeds?
- Review and complete the “Seller’s Instructions for Limited Exposure in Coming Soon Status” form with your seller
- Enter your listing in the MLS as Coming Soon
- Set “Internet = No”

What is the purpose of this form if I can just turn distribution off by selecting
“Internet = No?”
This form prevents IDX distribution but allows for broker-directed website and social media distribution. In addition, the form’s purpose is to protect agents from liability and act as a record of a client’s request and authorization. It covers the various disclosures and options afforded to clients and ensures they recognize and understand the policy.
What’s required when the listing enters Active status?
A Coming Soon listing remains in that status for a maximum of 21 days, which means it will enter Active status automatically. You can, of course, change it to Active yourself beforehand. In either case, when it is changed to Active status, the distribution setting does NOT automatically change. If the seller wants the listing syndicated and marketed on any online platform or website, then you must manually switch “Internet=No” to “Internet=Yes” (Matrix and Paragon) or uncheck the box for “Seller Directs Listing to Be Excluded from Internet” (Flexmls).

Why is CRMLS implementing this new form and accompanying policy?
The Coming Soon status has been amended several times in recent years to keep pace with user demand, AOR policies, and other factors. This form will offer agents and consumers greater control of when and how their listings are distributed. It all works together to create a fairer and more transparent marketplace.
Is there anything else about Coming Soon listings that’s changing?
No. All other aspects of Coming Soon listings remain the same.

- Listings are displayed in the MLS
- Days Active in MLS (DAM) do not accrue
- Showings are not permitted
- Listings may remain in Coming Soon status for up to 21 Days
